Lending questions the Hills raises

  • Character homes in Stirling, Aldgate, Crafers and Bridgewater. Individually built on large blocks, no two sell alike, so valuers have few comparable sales and two valuations of one house can land well apart. Lenders generally lend against the lower of price and valuation, so the valuer panel matters when we arrange home loans here.
  • Acreage and rural living land. Past a lender’s size threshold, or zoned rural living or primary production, a block can drop to a lower maximum loan-to-value ratio or fall outside policy, and tank water, on-site wastewater or unsealed roads count with some lenders. Where mainstream policy runs out, specialist lending is sometimes the route.
  • Building under a bushfire overlay. Much of the Hills sits inside the Planning and Design Code’s high and medium bushfire risk overlays, so a new home needs a Bushfire Attack Level rating, which drives the construction standard the builder prices. The lender assesses that contract and requires insurance on the finished home, so the rating comes before the budget.
  • Hahndorf, Woodside and Lobethal businesses. Hahndorf’s main street lives on visitors, so trade peaks at weekends and in school holidays, and the cellar doors around Woodside and Lobethal run on a vintage calendar. Lenders read repayment capacity from full-year figures, so a quiet month needs presenting in context when we arrange commercial finance for Hills premises.
  • Subdividing or adding a dwelling. Most of the Hills sits inside Adelaide’s drinking water catchment, which, alongside bushfire and heritage overlays, makes subdivision and infill more tightly controlled than the suburbs. Lenders generally will not fund an Aldgate two-lot split before planning consent, so we arrange development and construction finance around what the council has approved.

The situation. A couple had bought a block in Crafers inside the high bushfire risk overlay and held a builder’s quote for a new home.

The complication. The quote had been priced before the Bushfire Attack Level assessment. When the rating came back higher than the builder had assumed, the construction standard changed and the contract price rose, and the lender would not assess a contract that was still moving.

What we did. We sequenced the file: the rating report first, then the revised fixed-price contract, then written confirmation from an insurer that cover would be available on the finished home. Only then did we lodge, with the land, the contract and the plans assessed together.

The outcome. The lender approved the construction loan against the revised contract, with progress payments released stage by stage as the build went up.

Do lenders treat acreage in the Adelaide Hills differently from a suburban block?

Often, yes. Each lender sets its own line on land size, zoning, services and whether the land earns income, and a Woodside block can suit one lender and not another, so we check the lender’s position with you before you commit to a purchase.

Can finance be arranged for a home in a bushfire-prone part of the Hills?

Yes, subject to lender assessment. On an established home the lender relies on its valuation and on insurance being available. For a new build, the Bushfire Attack Level rating shapes the contract the lender assesses, so we ask for it first.

What if the valuation on a Stirling home comes in below the price?

Individually built homes with few comparable sales make it more likely here. The usual paths are a larger contribution, a review where the valuer has missed something material, or a lender with a different valuer panel, and we work through them with you.

Can you arrange finance for a seasonal business in Hahndorf?

Yes, subject to lender assessment. Lenders work from annual financials, so a business trading mostly at weekends and in school holidays is assessed on its full-year position, not a quiet Tuesday in winter. We present the seasonality clearly.
