Home Loans, Refinancing & Property Finance
Home & Personal Lending
Let’s gather your options.

Borrowing for a home, and everything after it
Almost every client we work with starts here, and most come back. A first purchase becomes an upgrade, the upgrade frees equity, the equity buys an investment. The loan that suits you at each of those points is rarely the same one, which is why we treat the structure as the job rather than the rate alone.
What we arrange
First home buyers. Deposit strategy, the Home Guarantee Scheme and stamp duty concessions you may qualify for, and pre-approval that means something when you make an offer.
Next home buyers. The order problem, buy first or sell first, priced both ways, including what bridging finance would actually cost you.
Refinancing. A comparison on your real numbers rather than an advertised rate, including the switching costs on both sides and any break cost if you are fixed.
Investment lending. Borrowing capacity across a portfolio, how equity is released, and structuring that does not paint you into a corner at property three.
Building and renovating. Progress-draw facilities against a fixed-price contract, and the contingency most people do not budget for.
Vehicle and personal lending. Cars, caravans and consolidation, kept separate from the mortgage where that is the cheaper answer.
What we will tell you honestly
Your borrowing capacity is not one number. It moves by hundreds of thousands between lenders depending on how each treats overtime, bonuses, HECS, childcare and your existing credit limits: an unused $20,000 credit card can cost you more capacity than most people believe. Part of the work is finding the lender whose policy reads your income the way it actually is.
We will also tell you when not to borrow. If waiting six months to clear a debt or season your savings gets you a materially better outcome, that is what we will tell you, even though it means we are not writing a loan this month.
Before you talk to anyone
Take the guide that matches where you are. Each is a short read on what the lender is looking at, what it costs and what to have ready.
