How much deposit do I need for a first home on the Gold Coast?
It depends on the lender, the property and your circumstances. Lenders commonly accept a range of deposit sizes, with lenders mortgage insurance or additional security from a family member’s property often used where the deposit is smaller, and some government schemes may reduce what you need. We work through the options with you and confirm what each lender requires before you commit to a purchase.
Can you help if I am buying in Tweed Heads or elsewhere in New South Wales?
Yes. Lending is arranged nationally and each lender sets its own policy regardless of the state. We factor in the differences in stamp duty and first home concessions between Queensland and New South Wales when we plan your budget and timeline with you, and your conveyancer or solicitor advises on the legal side of the purchase.
Is a construction loan different from a normal home loan?
Yes. Lenders typically assess the land, the fixed-price building contract and the plans together, and funds are commonly released in stages as each phase of the build is completed, with interest generally charged only on what has been drawn. We coordinate with your builder and the lender so progress payments are made on time.
Is it worth refinancing if I settled only a few years ago?
Sometimes. Rates, fees and features change, and so do your circumstances. We compare your current loan with suitable options from other lenders and set out the costs of switching against the potential benefit, so you can decide on the facts. Where staying put is the sensible call, we will say so.
