Finance brokers for Perth’s southern suburbs

South of the river, Perth changes character every few kilometres: heritage streets in Fremantle, a university campus at Murdoch, heavy industry at Kwinana, and new estates at Baldivis and Byford. Each puts a different question to a lender. We are finance brokers, not a lender; the lender assesses each application and makes its own decision.

Oakwood in the southern suburbs

Lending south of the river

Heritage housing in Fremantle. Many Fremantle homes are heritage listed or in heritage areas, and buyers usually plan to restore, not rebuild. Lenders read a valuer’s notes on condition and listing differently, so we put the property to the lender before you go unconditional and shape the home loan around it. Coogee’s newer homes carry no listing, so the question there is price against valuation.

The Cockburn and Baldivis growth belt. Baldivis, Harrisdale, Piara Waters and Cockburn’s newer suburbs such as Success draw many first home buyers, usually on a house-and-land package with a land seller, builder and lender who must agree on dates. We work through the first home buyer schemes that may apply alongside the loan and keep all three in step.

Fixed-term contracts at Murdoch University. Teaching and research roles are often fixed-term, and lenders differ on contract income, weighing the term still to run and the history of renewals. We read the contract first and match it to lender policy.

Trades around Kwinana and Rockingham. The Kwinana Industrial Area and Rockingham’s commercial centres keep electricians, fitters and riggers busy, many through their own companies. Variable invoicing and the need for vehicles and plant are the sticking points, so we arrange asset and equipment finance and, when a business buys its yard, commercial finance. Canning Vale’s warehouse precinct asks the same of a business buying its rented unit.

Land-and-build in Byford and Armadale. Buyers here often buy a block, then choose a builder a year or more later: two lender assessments, and a finished-home valuation that does not always match land cost plus contract price. We map both steps at the start and which lenders treat them as one construction and development finance file.

A local example

A representative scenario of a kind we see in this market. Details are illustrative and de-identified.

The situation. A self-employed electrician based in Rockingham, working mostly on industrial sites around Kwinana, wanted to buy an established family home in Baldivis.

The complication. His income was strong but uneven across the year, with a new vehicle lease and tools on the books, and his accountant had only just completed the latest financial year.

What we did. We prepared the file the way a lender reads a trade business: two years of financials and tax returns, the recent activity statements to show the current run rate, and a clear note on the vehicle and tool finance so nothing was double-counted.

The outcome. The lender accepted the self-employed income on the documents presented, approved the loan and the family moved into Baldivis.

Southern suburbs finance FAQs

Can the restoration of a Fremantle cottage be financed with the purchase?

Yes, subject to lender assessment. Smaller works are often funded within the purchase loan; larger structural work usually needs a fixed quote and may be treated as construction lending. Get heritage approval before the lender is asked to rely on the works.

We bought a Byford block and will pick a builder next year. Is that two loans?

Usually a land loan now and a construction loan when the building contract is signed, each subject to lender assessment. Some lenders treat the two as one file, others want a fresh application, so we plan the second step early.

I contract to Kwinana sites through my own company. What will a lender want?

Usually company and personal tax returns and financial statements, often for two years, plus recent bank statements showing the income arriving. Some lenders consider a shorter trading history or alternative documents, and all weigh how much contracting income varies.
